How can a complete tear-off and re-roof be done in one day without sacrificing quality?
The Midwest Roofing and Exteriors, LLC team ensure that all necessary equipment, supplies, and disposal containers are “on site” at the exact time they’re needed. By making sure all the required pieces are available when needed, thus eliminating any need to wait on supplies; our team can tackle your project quickly and without delays. We understand that time is money and that neither you nor our team wants to waste any time.
Depending on the size of the job, Midwest Roofing and Exteriors, LLC fields crews of 5 to 12 efficient installers that work together to get your project done quickly and properly. With each installer responsible for specific duties, many parts of the project can be performed simultaneously, thus shortening the overall length of the project itself. Quality is job #1, so you can rest assured we will use the highest care during both the installation and cleanup duties of the job.
In order to give you a convenient point of contact, Midwest Roofing and Exteriors, LLC will designate a foreman with whom you can discuss any concerns regarding the placement of disposal containers, materials, and parking. You may not know exactly what you want, but you know what you don't want and the foreman will be there to ensure your wishes are met.
How long will it take to get the job started after we select Midwest Roofing and Exteriors, LLC as our contractor?
Our team will attempt to accommodate your first choice of installation date, but please be advised that an important factor in scheduling is adverse weather conditions. Since we are dedicated to quality and safety, we will schedule a tentative installation date based upon your requested schedule, and will confirm or reschedule the date 1 to 2 days prior, based on more accurate weather conditions.
We only have one layer of shingles on our roof. Why do we need a tear-off when other contractors recommend putting another layer of shingles over the existing ones?
Removal of existing shingles is necessary in order to inspect the wood underlayment for rotting or delamination and assess if the current structure is in compliance with local building codes. If this inspection is not performed, you could end up dealing with major structural and cosmetic damage to your home due to wet or rotted wood.
Additionally, the removal of your existing shingles allows our professionals to install an ice and water shield to prevent ice damage or wind-drive rain damage.
In terms of longevity, shingles installed onto the wood underlayment will last approximately 25 years. Whereas, shingles installed over an existing roof only last 10 to 15 years. Also, shingles installed over existing roofs will show every imperfection of the original shingles. Our team replaces 10 to 15-year-old roofs weekly – don’t let this happen to you!
Manufacturers’ specifications call for a smooth, clean installation surface for new shingles. Compliance with these specifications is necessary in order to retain a valid material warranty. Any contractor willing to ignore this basic manufacturer requirement is also likely to ignore other basic installation procedures which could result in water damage in your home and additional costs to you.
What type of shingle should we select?
Midwest Roofing and Exteriors, LLC only uses the highest rated shingles that come with a minimum of 25-year manufacturers’ warranty. These shingles are available in 2 styles: 3-tab and dimensional (architectural). It’s likely that you currently have 3-tabs shingles on your home.
Midwest Roofing and Exteriors, LLC’s standard 25-year, 3-tab shingle is backed with a manufacturer wind rating of 60 mph. This means that the maximum wind speed the manufacturer guarantees the shingles will stay on your roof is 60 mph. If your property is reasonably sheltered from high winds, these shingles will be an adequate option for you.
However, if your home is in a high-wind area, the dimensional shingles would be the recommended choice from experts. Although they cost a little more up-front, they are more likely to stay affixed to your home in sustained high winds. Also, many homeowners choose this option because they feel it improved the overall look of their property.
We live in a high wind area, but we don't like the appearance of the dimensional shingles. What can we use?
In this situation, our experts suggest a 30-year, 3-tab shingle for your consideration. Designed to last longer and withstand the most extreme weather conditions, these shingles have a wind rating of up to 80 mph.
Why is the estimate I received from Midwest Roofing and Exteriors, LLC so much lower than those I have received from some companies and so much higher than the estimates of others? How can there possibly be such a large discrepancy in price for replacing the same roof on the same house?

We rely heavily on our referral base for most of our new business. Our advertising is minimal to keep our overhead costs down and that means savings for our customers
Lower priced companies
Do not have a roofing license and are not licensed or bonded
No permanent locations and provide hand-written estimates
Require deposits on all jobs
Either underinsured or not insured at all, this leaves you liable
Very little experience
Can take up to a week to complete one roof due to lack of workers
Will do anything to get paid, including cutting corners, regardless of potential future issues
Use the cheapest material possible
Provide estimates that are usually lower than the final price – surprise!
Advertising source includes paper signs taped to telephone poles. Referrals are not used because no one will give them one
Higher priced companies
Probably licensed and bonded
Provide overly technical and elaborate estimates with prices marked up outrageously for basic materials
Will be willing to negotiate a deposit
When it comes to the insurance coverage of their subcontractors, they have a “don’t ask, don’t tell” policy
Will complete a roof within a day or two but their start will be delayed about 2 months as they’re at the mercy of their subcontractor's availability
Since these companies are usually general contractors or large retail chains, they’ll build in thousands of dollars in extra profit at your expense, creating high-dollars sales
If you don’t agree to the repairs they say you need, they’ll refuse your business since they don’t need it
They will use the cheapest material they think they can get away with
Your estimate will contain all kinds of technical information and will be very elaborate. Unfortunately, the bottom line will not be the actual price and you will be unpleasantly surprised at the final bill.
Relying heavily on multi-million dollar advertising, these companies may offer you a good deal on your roof but that’s dependent upon you letting them remodel your property interior or some other type of work. Is that what you want from a roofing company?
